"Building your Buyers List before your Seller's List"

One of the things New Investors might have the tendency to do is build their Sellers List before they have Buyer's. Well ,as we know,we can't sell anything without a buyer. Whether your Wholesaling a property to another investor or to owner occupied homeowners,and at times your are the buyer if your are purchasing as a investment property. So a word to the wise, before getting yourself into a contract, have a buyer to unload your deal at the table.
  A few tips that may help you find buyers and build your "Buyers List" :

  • Newbie Investors
  • Contractors
  • Hard money lenders / cash buyers
  • Ads in newspapers/classifieds
  • Craigslist
  • Websites / www.loopnet.com, dodeals.com, 
  • MLS
  • Landlords
  • Real Estate Investing Clubs in your area
  Certain buyers buy certain properties, i.e. high end buyers buy high end and low end buyers buy low end properties. As a note, when speaking with prospect buyers it will be good idea to ask what kind of properties they like to buy and this way you know who buys what.
